The investment for the execution of the first phase of the Intu Costa del Sol Shopping Centre has a budget of 160 thousand euros
The Sando business group forms part of the largest urban development carried out in the country based on Lean Construction methodology, the Intu Costa del Sol project. The new centre, which will be the largest Retail and leisure park in Southern Europe, is planned based on the principles of the Japanese Lean concept.
The Lean system advocates eliminating elements that do not add value to the project, continuous improvement, minimising losses and maximising the value of the final product. This helps to optimise production by using the least possible resources and increasing efficiency. Applying Lean to construction (Lean Construction) in the Intu Costa del Sol project, with a budget of 160 million euros just in the first phase, makes it the most important urban development in Spain with this methodology.
The model chosen by Intu Spain to carry out the new retail park is based on the IPD (Integrated Project Delivery). This type of contract establishes a collaborative work methodology in the design phase in which all the actors involved in the execution of the project are involved. Together with engineering and architecture studies, the developer incorporates the builder, in this case Sando in TBA, which provides knowledge, experience and talent, avoiding subsequent deviations in the execution of the project.
Training in Lean Construction
The Sando business group has scheduled during the last month a training cycle to integrate the Lean Construction methodology in other departments of the company, in addition to the technical areas that had already assumed this work system.
Together with Lean Construction, Sando is applying the Last Planner System, a control and planning procedure to improve compliance with the project phases, providing greater control over delivery times and optimising the use of resources.
In this process, Sando has merged the synergies provided by the IPD model used in the Intu Costa del Sol project, along with experience in BIM (Building Information Modeling) technology and Lean Construction philosophy to attempt to offer greater quality and efficiency in its activities.
